Moving after a divorce? Start with these housing decisions not listings

Before touring homes during or after a divorce, clarify these five decisions:


1. Immediate housing timeline

Do you need a temporary plan, or can you wait until the current home and legal process are clearer?


2. Ownership and authority

Confirm who is on the deed and loan, what the agreement permits, and who can authorize a sale, refinance, repair, or credit. Use your attorney for legal guidance.


3. One-household budget

Build the payment from verified income, debts, support obligations, insurance, taxes, maintenance, and the cash you can use after the settlement—not from the old household budget.


4. Location priorities

Map work, school or parenting schedules, transportation, family support, and the routine you need now.


5. Documentation and lending timing

Ask a lender what income, court orders, support history, asset statements, and sale proceeds can be counted, and when.
