The close of escrow is the final and most rewarding step in your home-selling journey. Here's what you can expect:

What Happens During Close of Escrow:

  • Contingencies are removed: The buyer completes inspections, secures financing, and clears all contractual conditions.

  • You sign final documents: This includes the grant deed, settlement statements, and other legal paperwork—usually with a notary.

  • Title company processes the file: Documents are reviewed, and the sale is prepared for official recording.

  • County records the sale: Ownership is legally transferred to the buyer.

  • Proceeds are disbursed to you: After closing costs, mortgage payoffs, and any other obligations, the remaining balance is transferred to your account.

 Timing Expectations:

  • Most closings occur within 24–48 hours after signing.

  • In some cases, closing and recording can happen on the same day.

  • I’ll keep you updated throughout so there are no last-minute surprises.

What is “escrow,” and why do we need it?

Escrow is a neutral third party that holds funds and documents while both sides fulfill the terms of the contract. It ensures a safe and fair transaction for both buyer and seller.

What happens if there’s a delay at closing?

Delays can happen due to last-minute lender requests, funding issues, or document corrections. I stay in close communication with escrow, the lender, and the buyer’s agent to address problems quickly and keep the transaction moving forward.

Will I need to pay anything at closing?

Most seller expenses—such as agent commissions, title fees, and any agreed-upon credits—are deducted from your sale proceeds, so you typically won’t need to bring funds unless there’s a mortgage payoff shortfall.

What should I bring to the closing appointment?

Bring a valid photo ID and any required paperwork from escrow or your lender. If proceeds are wired, make sure you provide accurate banking information to the title company in advance.

When will I receive my sale proceeds?

Proceeds are typically wired to your account the same day the sale is recorded or within 24 hours, depending on your bank’s processing times.

When do I hand over the keys?

In most cases, keys are handed over once the sale is recorded with the county. This typically happens the same day or the day after closing, unless a different arrangement (such as a rent-back) is negotiated.
